Work is now underway on a major £8.4 million business development next to the iconic Magna Science Adventure Centre in Rotherham
The Steelos Business Park, also known as the Templeborough Business Zone, is being funded through a Government grant originally secured by Rotherham Council via the Towns Fund. The scheme is being delivered by HBC Construction Limited in partnership with Magna Science Adventure Centre.
Construction began earlier this month and will create eight new business units, including six managed workspace units and two food and drink units, providing a total of 1,170 square metres of commercial space.
The development will also feature landscaped public spaces, improved pedestrian access and additional parking, creating a more attractive and accessible destination for businesses, visitors and the wider community.
The scheme is expected to benefit from improved transport links through the new Magna tram-train station, which opened in April, while future connections to the planned Gateway Station will further strengthen links between Templeborough, Rotherham and Sheffield.
Councillor Chris Read, Leader of Rotherham Council, said: “Templeborough is a key part of Rotherham’s industrial story, and is of course already home to numerous small business sites. Today it lies at the heart of the Don Valley Corridor, our new Mayoral Development Zone, as a shared local priority for future growth.
“So it’s great to be on site with Magna as work commences on this next phase of business space. It’s a great opportunity to strengthen our local economy, now of course with direct links to the tram-train network and, in the future, Gateway Station.
“Working with Magna and HBC Construction Limited, we’re delivering on our commitment to making sure our places are thriving.”

Once complete, the Templeborough Business Zone is expected to boost investment, create new employment opportunities and further strengthen Templeborough’s position as one of South Yorkshire’s key business and visitor destinations.
